FREE PLANNING TOOLS

Planning project timeline

See how preparation, validation and council consideration fit together.

The 2-week validation allowance is an editable scenario assumption. The 8-week council starting value reflects the usual statutory period for non-major planning applications after validation, not a guaranteed decision. This tool does not model LDC, prior approval, major or EIA deadlines.

THE ASSUMPTIONS

Plan in stages, with room for change.

We use our published preparation allowances: 4–6 weeks for straightforward domestic work, or 6–10 weeks as an initial allowance for new homes and small developments, starting when the survey and necessary information are available.

You control the additional preparation, validation and council allowances. The result is a sequential budgeting scenario, not a delivery commitment. Specialist reports, redesign and council extensions can add time; it does not include Building Regulations, tendering or construction.

Example: 0 weeks to readiness + 4–6 weeks preparation + 2 weeks validation + 8 weeks council consideration = 14–16 weeks in this scenario.
