Start with the right route
Some home improvements can use permitted development rights; others need a householder or another planning application. We review the property, proposal, planning history and local restrictions before recommending a route. Flats and maisonettes require a separate assessment.
From £1,500 including VAT
£1,250 + VAT for a straightforward extension or alteration.
Measured survey, planning drawings and application management are included within the agreed scope. Complex, listed or heritage-sensitive projects receive an individual quote. Council and Planning Portal fees are additional.

Every project receives a written quotation confirming the survey extent, drawings, supporting documents, revisions and responsibilities before work starts.

Questions before you start
Do you provide drawings and measurements?
Yes. We provide measured survey and planning drawing services. Your written quotation sets out the survey area, drawing package and revision allowance for your project.
Can we start with an online meeting?
Yes. The initial online consultation is free. We can discuss your ideas, review the information you have and explain what is needed before you commit to a paid service.
Are council fees included?
No. Council application fees and any Planning Portal charge are separate from our professional fees. We identify the applicable charges for your application before submission.
Can you guarantee permission or a decision date?
No. The local planning authority determines the application. We explain the risks, prepare the agreed submission and manage correspondence; neither approval nor the council’s decision date can be guaranteed.
I do not know which application I need.

Your drawing package, explained
We confirm the drawing schedule before you appoint us. It identifies the existing and proposed floor plans, elevations, site location and block plans needed for your application, together with any sections or supporting documents required for the proposal.
Your quotation states which drawings are included, the measured survey extent, revision allowance and expected preparation programme. Planning drawings explain the proposal for the application; construction details, structural design and Building Regulations work are separate services.
